OAKHAVEN MOBILE HOME PARK Community Rules & Regulations Updated: June 2025

Welcome to Oakhaven Mobile Home Park. Our mission is to maintain a clean, safe, and quiet community for all residents. These Rules & Regulations are part of your lease and must be followed at all times. Violation of these rules may result in warnings, fines, or lease termination.

1. Cleanliness & Lot Maintenance

• All tenants are responsible for keeping their lots clean, neat, and free of debris.

• Yards must be mowed regularly. Overgrown grass, weeds, or clutter will not be tolerated.

• No accumulation of junk, scrap, or non-functioning vehicles is permitted.

• Trash must be placed in the designated dumpsters. Illegal dumping is strictly prohibited.

• Tenants are responsible for the cleanliness and appearance of their porch, driveway, and surrounding areas.

2. Exterior Appearance

• Homes and yards must be kept in good condition and painted or repaired when necessary.

• Decorative fencing, landscaping, and furniture are encouraged—but must be approved in writing if they differ from the community standard.

• Skirting must remain intact and professionally installed around the base of each home.

• No tarps, temporary structures, or unsightly storage units are allowed.

3. Noise & Conduct

• Quiet hours are from 10:00 PM to 7:00 AM. No loud music, parties, or disturbances are allowed during this time.

• Residents and their guests must behave respectfully at all times. Aggressive or illegal behavior will result in immediate action.

• The community is family-friendly. Please be mindful of neighbors, especially those with young children or elderly residents.

4. Vehicles & Parking

• Each home is allowed a maximum of 2 vehicles unless otherwise approved.

• Vehicles must be parked in designated areas. No parking on the grass or blocking roadways.

• Speed limit within the park is 10 MPH. Violators will be warned and may be fined.

• No major auto repairs may be conducted on the property.

5. Pets

• Pets are allowed with written permission from management. Aggressive breeds are prohibited.

• All pets must be leashed when outside and picked up after immediately.

• Excessive barking or nuisance behavior will result in removal of the pet.

6. Utilities & Responsibilities

• Tenants are responsible for all maintenance, including water/sewer line issues on their lot.

• Septic tanks must be drained and maintained by the tenant. Park is not liable for septic backups or neglect.
